Our Landlords confirm that we are the ONLY Lettings Agent to hold a face-to-face meeting in our office to run through our comprehensive tenancy agreement with you and your tenant(s). Other Agents just post out the contract. This gives you added peace of mind that a member of staff at Ushers are present at the meeting and in the unlikely event of there being any problems down the line, this adds weight to your side. No Renewal Fees For Tenants!

Tenants inform us having rented elsewhere before dealing with our company that other Lettings Agents charge them administration fees on every renewal! At Ushers we make no further charge to a tenant when they renew so they are more likely to stay on at your property through us when they have no more admin fees to pay.

Full Management Service We believe we offer the most comprehensive full management service for the most competitive fee!*

  • We can include all of the below for our current special offer of just 12.6% incl vat (10.5%+vat)
  • Full details produced of your property including multiple photos & room measurements
  • Advertising the property on ALL major property portals including Rightmove & Zoopla
  • Conducting accompanied viewings if the tenant is not in residence
  • Employing the services of a top referencing company to check the tenants pass the appropriate checks including employment, landlord, credit checks & credit score
  • Supplying a comprehensive 16 page assured shorthold tenancy agreement
  • Collecting a 6 week holding deposit & 1st month rent from the tenant before they move in
  • Conduct a check in with the tenant
  • Collecting the rent on a monthly basis & emailing you a monthly statement
  • Transferring the tenants deposit into the scheme for the duration of the tenancy
  • Taking meter readings to then inform the utility companies of the tenants checking in & also checking out when they leave
  • Carrying out property inspections every 6 months
  • Inform the Council for the council tax to be paid by the tenant
  • Managing any problems that might arise with the property itself, e.g boiler not working, washing machine breaks down, tap leaks, shower thermostat does not work etc. We do NOT add any additional management fee onto these day to day maintenance works^
  • Reviewing the rent on an annual basis including new tenancy agreements
  • Servicing a section 21 notice when you require possession of the property back
  • Conduct a check out with the tenant
  • Contact the scheme to release the tenants deposit when applicable
  • Contact the utility providers at the end of the agreement
  • Contact the Council re council tax at the end of the agreement
  • We do not have a shopping list of extra costs like most agents, that push up their management fee by as much as 50%!
  • We can carry out a check in & check out condition report for just 1.5%+vat of the annual rent
